We spent the past few weeks breaking down Sarasota, Manatee, and Charlotte County individually. Now it is time for the fun part: putting them side by side.
Because here is the thing every out-of-area headline gets wrong. "The Florida market" is not one thing. It is not even one thing along a single 60-mile stretch of Gulf Coast. As of the May 2026 data, our three counties are running three genuinely different plays:
- Sarasota County is tightening.
- Manatee County is recalibrating.
- Charlotte County is recovering.
Same sunshine. Same summer. Three different markets. Let's compare.

🏆 Best Price Growth: Charlotte County. An 8% median jump to $351,000 is the strongest appreciation in the region — remarkable for a county that was buried under one of the nation's biggest inventory gluts a year ago. The comeback is real.
🏆 Fastest Market: Manatee County. Homes going under contract in a median of 47 days beats both neighbors. When Manatee buyers see value, they do not linger.
🏆 Strongest Demand: Sarasota County. Sales up 7.2%, pending sales up 11.4%, active inventory down 25%, and 42% of deals closing in cash. Sarasota has the deepest and most committed buyer pool on the coast.
🏆 Best Value Play: Charlotte County. A $351,000 median buys Gulf Coast living — including canal and harbor-access neighborhoods — at $109,000 less than Manatee and $124,000 less than Sarasota. That gap is the quiet engine behind Charlotte's recovery.
🏆 Best Buyer Conditions Right Now: Manatee County. A softer median (down 3.8%) plus rising selection urgency is a rare combination. Buyers get a price break; they just do not get forever to use it.
🏆 Tightest Squeeze: A tie. Sarasota and Manatee both sit at 4.4 months of single-family supply — below the six-month line that traditionally marks a balanced market. Charlotte, at 5.9 months, is the only county still in true neutral, and its inventory fell 33.7% in a year. The direction of travel is the same everywhere: down.
The One Trend All Three Counties Share
If you remember a single sentence from this comparison, make it this one:
Inventory declined by double digits in every county and every property segment.
Sarasota single-family active listings: down 25.2%. Manatee supply: down 15.4%. Charlotte inventory: down 33.7%. Condo supply: down 22.8% in Sarasota, 20.3% in Manatee. Everywhere you look, the shelves are thinning.
The era of unlimited selection — the 2024–2025 stretch when buyers could tour twelve homes and sleep on all of them — is ending across the entire region. The counties differ in price, pace, and personality, but they agree completely on direction.
Meanwhile, mortgage rates around 6.49% are an improvement on last summer, and the seasonal wave of northern and Canadian buyers is still months away. Summer shoppers are working with the year's best combination of selection and quiet.
Which County Fits Which Move?
This is the question behind every "how's the market?" conversation, so let's answer it plainly.
Choose Sarasota County if... you are buying lifestyle first and the beaches, arts, dining, and communities of Venice, Nokomis, Osprey, and Sarasota are the point. You will pay the region's premium and face the deepest competition, but you are also buying into the market with the strongest demand floor. Sellers here have the most leverage on this coastline — if pricing and presentation are right.
Choose Manatee County if... you want maximum home for your money in a hurry-up market. New construction competition has created a genuine value window in resale, and Lakewood Ranch, Bradenton, and Palmetto offer everything from golf-course living to river towns. Just respect the 47-day pace — this is not a market for slow deciders.
Choose Charlotte County if... value and water access top your list. Punta Gorda, Port Charlotte, and Rotonda West deliver boating, golf, and small-town harbor charm at the lowest entry point in the region — and with prices up 8% and inventory down a third, the discount window is narrowing in real time. Sellers here are enjoying their first genuine tailwind in two years.
And if you are choosing between counties? That is exactly the conversation we love. The right answer usually depends less on the statistics and more on how you want your mornings to feel — coffee on a lanai in a golf community, a boat in the canal behind the house, or a five-minute drive to a beach chair.
The Bottom Line
Three counties, three stories, one shared plot twist: supply is shrinking everywhere.
Sarasota County has crossed into seller-leaning territory with the region's strongest demand. Manatee County is handing buyers a rare price-and-pace combination that will not last indefinitely. Charlotte County has completed the Gulf Coast's fastest turnaround and is closing its affordability gap by the month.
For sellers, the window quality varies by county, but every window is more open than it was a year ago. For buyers, the message is consistent: the market you have been waiting for may be the one you are currently standing in.
Wherever you are on that map — and whichever county fits your next chapter — the numbers only tell half the story. The other half is yours.
